Set within the serene environs of SPA Ecocity, Nilay Villa is a thoughtfully crafted 2-storey private residence that exemplifies environmentally responsive design through restrained architectural expression. Spread across 4,800 sq. ft., the villa stands as a contemporary interpretation of sustainable living where light, shadow, air, and life are seamlessly interwoven.

At first glance, the villa’s simple forms and volumetric massing appear understated. Yet beneath this minimalist aesthetic lies a highly sophisticated environmental strategy that harmonizes the built form with its natural surroundings. Every design decision has been guided by micro-climatic sensitivity, allowing nature to actively participate in shaping the indoor experience.

A key sustainable intervention is the strategic zoning of spaces. Toilets and service areas are positioned along the west-facing wall traditionally the most heat-prone orientation acting as thermal buffers. These zones are further protected by terracotta modular jali panels that shield the façade from direct solar radiation while allowing filtered light and ventilation. Beyond climate control, the jali façade also conceals service lines, ensuring a clean and refined exterior expression. Notably, the project consciously avoids GRC, opting instead for terracotta jalis that reduce structural load while offering a more sustainable material choice.


The villa’s primary air corridor is aligned along the north south axis, punctuated with generous openings that promote uninterrupted cross-ventilation. At the southern end, a dramatic double-height family dining space becomes the climatic heart of the home. This vertical volume creates a Venturi effect—drawing cool air through the interiors while attic-level openings allow hot air to escape, leveraging natural convection to maintain thermal comfort without excessive reliance on mechanical systems.
Further enhancing thermal performance, the external walls are constructed using modular hollow bricks with insulation infill, significantly reducing heat transmission and contributing to a stable indoor environment year-round. Bedrooms and primary living spaces are oriented towards the north and south, maximizing daylight while minimizing heat gain an approach that reinforces both comfort and energy efficiency.

Inside, the design language shifts towards tactile minimalism. Natural veneers are used in panelling, allowing material authenticity to take centre stage, while handcrafted terracotta panels introduce warmth and texture. A carefully curated colour palette differentiates spaces light, neutral tones define common areas, while bedrooms embrace deeper contrasts to create more intimate atmospheres.

One of the home’s most compelling spatial moments is the double-height dining area, which flows seamlessly into a back foyer patio. This vertical and horizontal continuity fosters interaction between family members across floors, transforming the space into a dynamic social core of the house. The sense of openness is both physical and emotional encouraging togetherness without compromising privacy.

In the master bedroom, a striking natural uncut stone panel forms the backdrop wall, emerging as a powerful architectural feature. Raw, textured, and unapologetically organic, the stone introduces depth and character, standing in bold contrast to the otherwise refined interiors. It anchors the space with a sense of permanence and quiet drama, redefining luxury through material honesty rather than ornamentation.

Designed by Anirban Dutta, Nilay Villa is more than a visually arresting residence it is a lived-in ecosystem. Rooted in sustainability, elevated by minimalist design, and softened by nature, the villa offers an experience of calm, comfort, and timeless elegance. It is a compelling example of how contemporary architecture can remain deeply humane while being environmentally responsible.
